1- Pre-Construction Phase

Objective: Plan, organize, and prepare for construction to minimize risks, control costs, and ensure schedule compliance.

Typical CM Responsibilities:

  • Project Planning & Scheduling:
    • Develop detailed project schedules with milestones.
    • Coordinate with design team to align design deliverables with construction planning.
  • Budget & Cost Management:
    • Prepare preliminary and detailed cost estimates.
    • Establish a project budget and track costs.
    • Review value engineering options.
  • Procurement & Contracting:

  • Punch List & Deficiency Management:
    • Conduct final inspections, prepare punch lists, and verify corrections.
  • Commissioning & Testing:
    • Coordinate testing of building systems (mechanical, electrical, plumbing).
